If you’re thinking about selling your house for cash, you probably have questions. Most of the homeowners we talk to do. The cash-buyer industry has a mixed reputation, and a lot of the information online is either marketing fluff or scare stories.
The questions below are the ones we get asked most often. We’ve answered them straight, including the trade-offs. (Run into a term you don’t recognize? Our home seller glossary defines the jargon in plain English.)
If you’d rather have a real conversation with someone, request a free cash offer and we’ll respond within 24 hours.
What Is CashQuick Home Buyers?
CashQuick Home Buyers is a direct cash buyer of residential property in the United States. We’ve been buying houses since 2019. We purchase homes in any condition, in any state, and we close in as few as 7 days when sellers need that.
We’re a buyer, not a marketplace or a wholesale platform. The offer you get from us is the price we’ll actually pay. We’re not flipping the contract to another investor.
Where Do You Buy Houses?
Across the entire United States. We buy in major metros, smaller cities, suburbs, and rural areas. We don’t have a published list of “approved” markets because the answer for almost every U.S. address is yes.
If you’re outside our usual price range or property type, we’ll tell you that upfront so you don’t waste time. If we can’t make a fair offer, we’ll often point you toward an investor or agent who can.
How Does Selling a House to a Cash Buyer Work?
The short version is four steps:
- You tell us about the property. Address, rough condition, and a sentence or two about your situation. That’s enough for an initial review.
- We give you a cash offer in writing, typically within 24 to 48 hours.
- You decide. No pressure either way. If you want to compare to other buyers or agents, take the time.
- If you accept, a neutral title company handles the closing. Funds get wired to you on the closing date.
Most sales we work on close inside 14 days from offer acceptance. Some close in 7. A few stretch to 30 if the seller needs extra time to move out or coordinate a probate matter.
How Fast Can You Close?
7 days is realistic for a clean situation: clear title, no occupant complications, no liens that need negotiating with creditors. Sometimes 3 to 5 days if everything aligns.
Most sales land in the 10 to 21 day window. That’s still much faster than a traditional MLS sale, which usually takes 60 to 120 days from listing to closing once you count agent prep, showings, offer negotiation, buyer financing, and the appraisal period.
If you need a longer timeline (still living in the home, coordinating a move, waiting on a closing of your next house), we can usually flex the date out 30, 45, or 60 days.
How Do You Determine What to Offer?
The math is pretty consistent across the cash-buyer industry:
- We start with what the home would sell for in fully-renovated, market-ready condition. That’s the after-repair value, or ARV.
- We subtract our estimated cost of repairs and updates to get the home market-ready.
- We subtract our planned profit margin (typically 10 to 15 percent of ARV).
- We subtract our holding, financing, and resale costs.
What’s left is our offer.
The biggest variables are the local market and the condition. A 1,400 square-foot ranch in a hot suburb that needs $25,000 in updates produces a very different offer than a 1,400 square-foot ranch with the same square footage in a softer market that needs $80,000 in updates.
We don’t lowball as a strategy. Lowballed offers get rejected, and rejected offers waste our time too.
Will I Get Full Market Value?
No. This is the honest trade-off we tell every seller upfront.
A cash offer is below what you’d net from a clean MLS sale to a retail buyer. The discount reflects three things:
- The profit margin needed to make rehabbing and reselling the property viable for us
- The speed and certainty of a guaranteed close (no buyer financing falling through, no late-stage appraisal failure, no contingencies)
- The agent commissions (typically 5 to 6 percent) and seller closing costs (1 to 3 percent) that you’d pay in a traditional sale but don’t pay in a cash sale
For some homeowners, getting market value matters more than speed, and listing with an agent is the right call. For others (foreclosure timelines, inherited properties, homes that need major repairs, out-of-state owners), the discount is worth the certainty.
We’ll tell you honestly which side of that line your situation falls on.
Are There Any Fees, Commissions, or Closing Costs?
No. The offer we give you is what gets wired to your bank account at closing.
- No agent commissions
- No buyer agent fees
- No seller closing costs
- No inspection fees
- No appraisal fees
- No “junk fees” buried in closing documents
Standard title-company fees are paid by us. Your existing mortgage gets paid off directly from the sale proceeds, along with any liens or back taxes that show up on the title report. Whatever’s left after those payoffs is yours.
Do I Need to Repair, Clean, or Stage the House?
No. We buy houses in their current condition. Nothing required from you.
- No repairs (even major ones: roof, foundation, plumbing, HVAC, electrical)
- No painting, flooring, or cosmetic updates
- No cleaning
- No staging
- No professional photos
- No showings
The property gets bought as it sits. That includes homes with deferred maintenance, fire or water damage, code violations, and homes that haven’t been occupied in years.
What About Junk, Belongings, or Hoarder-Level Clutter?
Leave what you don’t want. Take what you do.
We handle the cleanout after closing. You’re not expected to haul anything away, donate furniture, rent a dumpster, or coordinate an estate sale.
This matters a lot for inherited properties and for elderly sellers downsizing. The physical labor of clearing decades of belongings is often the single biggest barrier to selling, and we remove it.
What If I’m Behind on Mortgage Payments or Facing Foreclosure?
This is one of the most common situations we work with. We have a detailed guide on selling to stop foreclosure, but the short answer is yes, a cash sale can usually beat the foreclosure timeline as long as you act before the auction date is set.
The proceeds of the sale pay off your mortgage and any other liens directly through the title company. You walk away without the foreclosure on your credit report, and you typically keep any equity that’s left after the payoffs.
If you’re not sure how much time you have, we can pull the public records for your property and help you understand the timeline before you decide anything.
What If I Inherited the House and Don’t Want It?
Inherited properties are another situation we work on regularly. We have a full guide on selling an inherited house, but the basics:
- We can buy the property once probate is open (or sometimes during, depending on the state and the executor’s authority)
- Multiple heirs can sell jointly. We coordinate the paperwork with whoever has signing authority
- Out-of-state heirs can complete the whole transaction remotely. No travel required.
- Belongings, furniture, and contents are not your problem. Leave them.
What If There Are Liens, Back Taxes, or Code Violations on the Property?
We work with title-encumbered properties routinely. We have a detailed guide on selling with liens, back taxes, or code violations, but the short version:
The title company runs a title search early in the process. Anything that shows up (mortgages, tax liens, judgment liens, HOA liens, code violation liens) gets paid off directly from the sale proceeds at closing.
You don’t have to pay off liens upfront. You don’t have to negotiate them down yourself. The title company handles the payoffs.
If the total liens exceed the property value, we’ll tell you honestly whether the math still works for a sale or whether a short sale negotiation is the better path.
Are You a Wholesaler or a Direct Buyer?
We’re a direct buyer. We close in our own name (or in the name of a holding entity we control), and we hold or resell the property ourselves.
The reason this matters: wholesalers don’t actually have the funds to close. They put your house under contract at one price, then try to assign that contract to a third-party investor at a higher price. If they can’t find a buyer at the higher price, the deal falls through, and you’ve lost weeks or months you can’t get back.
When you sell to a direct buyer, the offer you accept is the offer that closes. There’s no assignment, no third party, no risk that the deal collapses because a wholesaler couldn’t find someone to flip the contract to.
If you want to verify we’re a real buyer before you sign anything, ask us for proof of funds. We’ll provide it.
How Do You Compare to Listing With a Real Estate Agent?
It depends on what you’re optimizing for.
Listing with an agent typically gives you:
- A higher gross sale price (closer to full market value)
- A longer process (60 to 120 days from listing to closing on average)
- More uncertainty (offers can fall through, appraisals can fail, buyers can back out)
- Out-of-pocket prep costs (cleaning, staging, repairs, photography)
- Agent commissions (5 to 6 percent) and seller closing costs (1 to 3 percent)
Selling to a cash buyer typically gives you:
- A lower gross sale price
- A faster process (7 to 30 days)
- More certainty (no financing contingencies, no appraisal risk)
- No prep work or repairs required
- No commissions or closing costs
Net the agent path against the cash path and the gap shrinks. After 6 to 9 percent in commissions and costs, plus 60+ days of mortgage payments and utility bills while the house sits on the market, the agent path’s “higher” number often nets closer to a cash offer than sellers expect.
We’ll do the math with you. If your situation is a clean property in a hot market and you’re not in a hurry, we’ll usually tell you to list it with an agent. That’s not our customer, and we’d rather be straight with you than waste your time.
Is There Any Obligation When I Request an Offer?
None. The cash offer is free. There’s no signed agreement, no application, no fee, and no pressure to accept.
If you don’t like the offer, you walk away. If you want to think about it for a week, take a week. If you decide a different path makes more sense, we’ll wish you well.
We win when we work with sellers who genuinely want a cash sale. We don’t win when we pressure someone into a decision they regret.
