How the Assignment Process Works
When you submit your deal through the form above, here's what happens next:
- Initial review within 4 hours during business hours. We look at the contract price, comps, ARV justification, and property details. If it's a clean assignment that fits our buy box, you hear back the same day.
- A short call to confirm. We verify the seller is on board, walk through any deal complications, and align on the assignment fee.
- Funding and close. We coordinate with the title company to close on the contract terms you set. Most assignments close in 7 to 14 days from the time you submit, depending on title clearing.
- Buyer database fallback. If the deal doesn't fit our buy box, we'll match it to a buyer in our network of 1.4 million qualified cash investors. You still close. You still get paid your fee.
What Kinds of Deals We Buy
We're flexible on property type and condition:
- Property types: single-family homes, duplexes, condos, townhomes, small multi-family up to 4 units
- Condition: any (distressed welcome; fire, water, hoarder, tear-down all fine)
- Location: nationwide U.S. coverage. Major metros, suburbs, rural counties. All on the table.
- Price range: typically $50K to $500K all-in (contract price + repair budget). Larger deals reviewed case-by-case.
- Title status: liens, back taxes, code violations are not deal-breakers. We negotiate payoffs through escrow.
Margin expectations: we work to a transparent profit target on each deal. If your contract leaves enough room for our margin plus your assignment fee, we move fast. If it's too tight, we'll tell you directly rather than waste your time.

We connect you to a buyer in our 1.4M-investor network. You still close, you still get paid your fee. We've found this works better than just saying "pass."
Do I need a signed contract before submitting?
Yes. We review live deals with executed contracts. Pre-contract inquiries we can answer informally, but offers and assignments require a signed contract.
